Maryland Home Inspection...
"You Think Buying A Home Is Scary? Buy A Home Without
Having It Inspected First And I'll Show You Scary"...
While looking for a new home can be exciting and fun, actually buying it can be scary... dealing with real
estate people, the banks, the mortgage companies, all the paperwork... it's crazy and a lot of work - plus it can
create a lot of stress and anxiety...
So you've found the home you want to buy and now you're just anxious to finish the process and get moved into
that dream home... But do you know all you should know about the home?
Your family's comfort and safety depend on the home's structure being sound, the roof not
leaking, having hot water to take a shower, a heating system to keep you warm or a cooling system to keep
you from sweating, an electrical panel that won't easily overload...
Your financial security depends on not being faced with unexpected repairs that could cost you thousands of
dollars...
If you buy a home without having it inspected first how will you know if there are major repair bills headed
your way? How will you know that your family will be safe in that home?
There are so many issues found routinely during home inspections that it's downright scary.
In fact Home & Garden TV (HGTV) ranks not getting a professional home inspection as their #5 mistake on
their top 25 list of "biggest real estate mistakes we all make".

Why is a home inspection so
important?
Because the home inspector you hire is looking out for you and only you.
An appraiser is looking out for the financial interests of the lender. Getting an appraisal doesn't have
anything to do with the safety or hidden conditions of that home. It only has to do with the estimated value of the
home at that particular time.
The seller is most interested in showcasing the home so they can attract a buyer. They're not necessarily trying
to hide anything but they want the house to look as good as possible. They may not even be aware of the issues your
inspector finds.
The agent wants to do what they can to make sure the deal goes through. They've put a lot of effort into working
with you or the seller. Their job is to show the house, not to determine the age of the water heater and whether or
not it's working properly. They aren't trained to do that type of work.
If you're buying the home with FHA financing and you find problems with your new home after closing, they cannot
give or lend you money for repairs.
Almost every home has
issues...
Almost every home, whether it's a new home or a previously-owned (existing) home has issues. Some are very
serious issues and some are not. Homes here in Maryland have had issues with roofing, plumbing, heating
and air conditioning, energy problems and even electrical problems.
If this doesn't scare you, it should...
You're about to make one of the largest investments that you have ever made and it's up to you to hire the right
inspector to protect you and your family.
Many of these issues aren't obvious. They may be hidden under a crawl space, or in some dark corner of the
basement, or behind an electrical panel that looks fine.
Don't get me wrong, not all homes are in bad condition or unsafe - but how do you know which ones have safety
issues and which ones don't? How do you know when a house is just a money pit that will cost you
thousands of dollars once you get in to it?
So how do you, the home buyer, protect yourself?
How do you really know what you're
buying?
You invest in the services of a licensed, trained and certified home inspector.
Most people buying a home don't expect the unexpected. This happens all the time because people don't take the
steps necessary to protect their investment and their family.
It could be because the home is new. It could be that you're just bubbling over with excitement. Buying a
home gives you a great feeling of accomplishment. You should be proud, excited and happy. It's a very
exciting time in your life.
But don't let this excitement stop you from protecting yourself by investing in a Maryland Professional
Certified Independent Home Inspector. The money you'll spend for a good home inspection is very small compared
to the cost of your new home.
And if your home inspection reveals needed repairs you may be able to negotiate with the seller for the
cost of the repairs.
So, how do you choose the right home inspection company?
Let Reliatech Property Inspections be your guide...
We're here to help you and to look out for only your interests.
At Reliatech our inspectors are trained to evaluate the home for you. We are licensed by the State of
Maryland. And most importantly we are members of the National Association of Certified Home Inspectors
(NACHI). This is important because the NACHI Certification is your proof that your inspector is trained and
knowledgeable about home inspection.
For you, this means that the home inspections we perform in Maryland are thorough and detailed. And we
understand how to treat customers professionally - with courtesy and respect.
Your home inspector will evaluate the physical condition of the home including the structure, the overall
construction and the components of the home which include, but are not limited to, items like roofing,
exterior, interiors, structural components, electrical systems, plumbing systems and more.
Reliatech Property Inspections encourages you to walk through the home with the inspector so he can address
any concerns you have regarding the home's condition or maintenance. This is a great time for you to ask
any questions that you may have concerning the home.
Your Reliatech inspector will gladly answer any questions and do so in a way you can understand. He
will not talk to you in jargon that you don't understand. His concern is to make sure that you're getting the
information you want and need to be sure of your home buying decision.
When he is finished looking over the property and addressing your concerns he'll provide you with a
comprehensive same-day computer generated report identifying all areas that need attention. He'll also provide you
with pictures of any concerns noted.
This comprehensive report that you'll receive also gives you leverage with the seller to have them make
repairs if necessary or renegotiate the price of the home.
Do you want to leave your investment to chance? Or would you rather have a professional certified home
inspector give you peace of mind? Of course you want a home inspection to protect you and you're family so here's
