New Home Inspection In Maryland
If I'm Buying A New Home, Should I Have It
Inspected?
Absolutely, and here's why...
No home is perfect and even new homes can have issues. Buying a home is a large investment of your hard-earned
money. The only way to know for sure if the home you're buying has issues or not is to have an independent home
inspector evaluate the home for you.
Most every home that is inspected has some issue identified during the home inspection process. Yes, even new
homes. The biggest question isn't whether or not the home has issues - but what are the issues and how big are the
issues?
While some issues that are uncovered may be minor, there are times that major issues are revealed during an
inspection. Major issues are issues which would cost a lot to repair or are safety issues that could endanger you
and your family.
For example, an improperly installed roof would be a costly repair. And the issue may not be obvious when you
first move into the home.
If the venting for your heating unit or water heater was not installed properly this could pose a safety hazard
to you and your family. This issue can lead to carbon monxide leaking into your home.
Inspections on new homes have revealed issues such as water heaters without the proper safety relief valve which
is a very dangerous situation. Another issue that has been seen with gas-fired water heaters is installation of gas
pipe that is not rated for supplying gas and should not have been used when installing the water heater.
Another example of an item found during a home inspection is a heat pump unit that looked as though it had been
dropped during shipping (it probably had). While that's not a safety issue, a beat-up, dented unit is not what you
would expect to get with your new home purchase is it?
Building a home is a complicated process - there are lots of people working for different subcontractors, all
working together to build the home. There are times when everything is not as coordinated as it should be. And
people are human, they make mistakes.
Get A Professional On Your
Side...
Make sure that the person that is reviewing the home is an independent, trained, licensed and certified home
inspector who is there looking out for you and your interests.
Your builder is probably providing you a new home warranty for your house. While this is great, it is still
necessary to have the home inspected before you move in. That way you can have your builder make any repairs before
you and your family move in.
In addition, your home inspector will help you to understand your new home and what maintenance you'll need to
do in order to keep your new home in good shape. This can save you from expensive repairs in the future.
Securing the services of a professional home inspector is your best way to make sure your financial investment
in your new home and the safety of your family are both secure.
